Longstay Investment Visa (Non-B)
Issued under the Non-B Investment category — a collaborative initiative between the Royal Thai Ministry of Tourism and Sports, the Royal Thai Immigration Bureau, and Thai Longstay.
Qualification Criteria
Applicants must hold evidence of investment in Thai real estate in one of the following forms:
Purchase
A condominium unit
Lease (Leasehold)
A condominium unit or a residential house
Sap-Ing-Sitthi
A condominium unit or a residential house
Purchase: a condominium unit
Proof of purchase of a condominium unit, registered with the relevant government authority, at a purchase price of no less than THB 3,000,000.
Lease (Leasehold): a condominium unit or residential house, term over 3 years
A lease agreement with a term of more than 3 years.
Proof of advance rent payments totalling no less than THB 3,000,000 over the lease term.
Sap-Ing-Sitthi: a condominium unit or residential house
A Sap-Ing-Sitthi (registered right over immovable property) agreement of up to 30 years per term.
Proof of advance payments totalling no less than THB 3,000,000 over the agreement term.

Visa application form with two 4×6 cm photographs

Copies of every page of the applicant’s passport
- 4
A copy of the sale, lease, or Sap-Ing-Sitthi agreement in the applicant’s name, from the relevant government authority, at a value of no less than THB 3,000,000

A copy of the ownership title in the applicant’s name, from the relevant government authority, at a value of no less than THB 3,000,000
- 6
Copies of payment evidence, and of the payment of related government fees and taxes
- 7
A copy of the house registration book of the condominium unit or residential house
- 8
Photographs of the applicant, politely dressed, in front of the building or house, in front of the unit (room number clearly visible), and inside the unit or house
- 9
A map showing the location of the condominium building or residential house
- 10
Notification of residence for foreigners (TM.30)
Family Members
Spouse
The marital relationship must be valid both de jure and de facto.
Children
Children, adopted children, or children of the spouse must be unmarried, live as part of the household, and be no more than 20 years of age.
Parents
Must be 50 years of age or older.

Copies of every page of the passport of each foreign family member intending to stay with the applicant

Copies of documents proving the relationship, for example:
- Spouse
- A copy of the marriage certificate.
- Children
- A copy of the birth certificate, child legitimation registration, house registration, adoption registration, or other supporting evidence from the relevant government authority.
- Parents
- A copy of the birth certificate of the foreign family member intending to stay with the applicant.
Relationship documents must be certified by the foreign authority concerned, translated into Thai, and the translation certified by the Ministry of Foreign Affairs.
